Excessive rain water can cause many issues in both residential and commercial applications. Some of the more common Wilmington drainage problems experienced by homeowners after a large rain are; water ponding or pooling in low or uneven areas in the yard, water entry into the home’s crawl space from standing water in the yard or even just heavy saturation of the exterior soils, water standing or puddling on the driveway or sidewalks and water accumulation and getting in the garage through the main door or by seeping through the walls. Each storm water problem is unique and requires its own custom designed system of drainage pipes, sometimes called French drains to properly resolve the issue. At Prowant Moisture Control, we’ve been fixing drainage and waterproofing problems like these in the Wilmington area for over 15 years.
Unfortunately large amounts of rain water are not the only threat moisture brings to your house. Humidity is also a severe problem. In the summer months moisture builds in the air and rises from the ground, often becoming trapped under homes. This leads to musty, damp crawl spaces, promoting mold growth and wood rot, as well as an inviting environment for termites and other pests. Damp crawl spaces will allow that moisture to pass into the home’s wooden structure, causing the wood to swell as it absorbs the moisture. This moisture absorption is readily evident in hardwood flooring, as the pieces begin to cup or buckle, causing a rough, uneven appearance in the hardwood floors. The best way to protect your home from damaging moisture buildup in the crawlspace is to have a properly installed vapor barrier and when necessary a crawl space dehumidifier installed to effectively remove the moisture before it can be absorbed by the wood and cause damage. This is often referred to as a conditioned crawl space, or crawl space encapsulation. This is an area we as a company pioneered in, sealing our first craw space over a decade ago. Originally we were one of only two companies offering sealed crawlspaces, now many other people have jumped on board, but we still work hard to provide competitive prices while giving the highest quality work and final product.
Wilmington, Shallotte and Jacksonville are all located in the coastal flood plains. This spanning area consists mainly of flat lowlands with little elevation to allow the water to drain away from home foundations. While many home sites in Raleigh or Fayetteville will have 3-9 feet of elevation difference from the home foundation to the street, lending to great drainage, the majority of home sites in Wilmington have less than two feet of elevation above the street they are located on. Some areas such as Kure Beach have hundreds of lots that were built on with less than six inches of elevation above the road. Wilmington homes with only a few inches of elevation per one hundred linear feet have an extremely hard time getting all the rain water to drain away from the foundation, especially during heavy storms that affect our area, often dropping up to and over 8 inches in a day. The good news is an underground drainage system, in your crawl space or in your yard, can function with only a few inches of elevation to flow, if its installed properly.
